How It Works
When calling us or completing an online form, we’ll ask for some information about your property, it’s condition, and your situation, which is needed to help us determine our offer price and closing date which best fits the needs of your situation.
Once we get that information, we’ll do some preliminary research on your home and typically contact you by phone within minutes if the situation warrants it, but usually within a business day. If our verbal offer is acceptable for you, we’ll set up a time to check out the property to verify its condition, which can take anywhere between 10-30 minutes, depending on the size of the property. If you let us know in advance, we can be discreet if tenants or family are involved to ensure they do NOT know you are looking to sell. Once we verify the property condition, we can either email you the offer for electronic signature or meet you in person to present a written offer… your choice! Note: All decision makers and owners need to be present at the in person meeting.
Once the offer is accepted, the closing date YOU choose is set with a local title company or closing attorney NOT employed by our company. Closing can be completed within days or months (YOU choose the exact date). If you need to “rent back”, we can accommodate. If you need help moving, we can provide it. If you need to dispose of some items, we’ll take care of it. If tenants or family are living in the home, we can make arrangements for them to stay or go. We make it easy. Just let us know in advance how we might be able to help you and we’ll do our best to make it happen! All you have to do is show up to closing. And if you live out of town or don’t want to drive across town for closing, we’ll arrange to have the closing papers to come to your home or work, so you don’t even have to show up! You get your money from closing from the closing attorney in the time frame outlined by state law (each state is different)
